Many have heard about how Minneapolis is now going to hold property owners accountable if they violate rental licensing standards. Their name and address will appear on the Internet for anyone to see. http://www.ci.minneapolis.mn.us/inspections/accountable.asp Hoping the fear of embarrassment will make them shape up. Unfortunately slumlords seldom get embarrassed. The NECP has been fighting this for 6 years. I am happy to see that all of the complaining NECP members have done over the years helped get something started. However, what needs to be done, plain and simple, is hit slumlords in the pocketbook. That's what motivates slumlords. The penalties must be so horrific, the consequences so severe, that it's better/cheaper to fly-right rather than just build small fines into the cost of doing business...what is currently being done by slumlords. Plus, when you own multiple properties, if you mess around with just one, you face losing the rental license to all your properties in Mpls.. Including properties that are owned by an LLC that you are a shareholder in. No more hiding under corporate shells. This new city initiative seems to offer a path to being sever with slumlords, but I would rather see action against them happen quicker. To be totally fair, the city must also offer room in their laws for the quick eviction of problem tenants, and back up landlords when it comes to evicting those that cause problems and crimes. It does happen, even to good landlords. However, I will not tolerate any landlord that uses this excuse but continues to pick bad people over and over, always blaming the tenant rather than himself for doing poor due diligence on selecting people. I also believe to get a rental license for any building that you do not live (owner occupied) in Mpls., you must complete the Rental Property Management classes given by the city. Here are the Remaining Workshops for 2011 There are still lots of seats available for the remaining 9 workshops this year--all dates and speakers are confirmed. Here are the dates and locations: * There is NO FEE for the workshop, however you MUST own rental property in Minneapolis. This workshop has a lot of material specific to Minneapolis rental licensing requirements and does NOT replace education requirements that may be mandated by other municipalities. * The primary topic for the workshops, "The ABC's of Property Managent," is always presented by a veteran owner of multiple rental properties in Minneapolis. They are the true experts in the issues that you may face and all welcome questions during or at the end of their presentation. * The Minnesota Multihousing Association is a regular contributor to the workshops and has generously provided much of the material in the Manual that you will find in the links listed at th end of this note. * The MPD portion of the report will focus on rental license issues revolving around your response to crime issues related to your property. The main thing to remember is that we approach any such issues in the spirit of partnership, and we'll go into detail about what you can do to maximize the value of the information we can share and avoid having to worry about losing your license. * ALL workshops begin promptly at 6pm, and go until 8:30pm. Please feel free to bring a bag/box meal. * Except for a few documents referred to in the presentations, all materials will be provided on CDs OR in advance by email attachments and links. Please make sure to register with one of your rental property addresses and email address so we can give you credit for attendance. * Parking: The 4th Precinct has parking in a fenced-in lot across the street. At the 5th Precinct there is limited parking in the lot on the 1st Av. side of the block, otherwise parking along 1st Avenue and meters on Nicollet. The 3rd Precinct has ample parking along Snelling on the west side of the block and some parking on Minnehaha to the east. Enter on the Minnehaha side of the precinct to go right to the Community Room. * RSVP to Luther.Krueger@ci.minneapolis.mn.us with your choice for workshop dates. Seating is limited to 40 people; we may "overbook" by a few so if you are the 41st person or later to RSVP, we will advise that there may be standing room only. * Although I have pasted the Workshop materials links beneath my signature block, you will still want to attend if you haven't before--the speakers will put everything into context and especially if you are new to rental management/owning, you will have questions that you'll want to direct to them! Our workshops have evolved over the years and contain the most demanded topics with a focus on tenant screening, leases, evictions, and other management tips.
